Within a 48,000-sq-metre residential area there could be 500 homes, says a feasibility study submitted to Dublin city council.

Diageo said that after "significant" investment since 2011, it can now brew more beer in less space. Diageo plans to retain ownership and custodianship of a number of key buildings in the quarter, including the iconic gate itself and Arthur Guinness's residence.

As a result of this it will transform 12.6 acres of the almost 50 acre St James's Gate site, which has been a mainstay of the Dublin city brewing landscape for hundreds of years.

The new quarter will be a blend of old and new.

St Jame's Gate will be a 12.6 acre site that includes commercial, office and residential spaces.

The drinks giant will now seek a development partner for the project, with the tender process beginning today.

The new quarter will also have public spaces and streets, and will be fully integrated into the wider Liberties area.

Oliver Loomes, country director for Diageo Ireland, told the Irish Independent that it will take years before the project is completed.

Diageo said the development will be phased on a multi-annual role out and that the site will be developed once a "world-class" partner has been selected.

At the St James's Gate Quarter site office space could account for 63,000 sq metres, retail units 5,000, and hotel and leisure, 22,000.
